Planned Maintenance - Gutter Cleaning

The Background

Nothing is more crucial than keeping your gutters cleaned and free flowing.

Over the years we have seen numerous instances where simple gutter cleaning would have prevented expensive internal damage to offices and stock.

It is false assumption that a gutter simply processes water and therefore would rarely block.  We have found all sorts of debris blocking gutters over the years from bird nests, coats, carrier bags, leaves and once even a 7" vinyl record !!

Remember the larger your roof the more water your gutters need to process.  A 6000m2 warehouse roof would process over a 1000kg of rainwater (not snow) in a typical winter/ spring month.

Could you afford for that amount of water to damage your stock or offices?

The Solution

Duraflex Limited take a proactive approach to their guttering system and undertake regular planned cleaning, inspection and repair.

Their large premises in Tewkesbury provide both production and storage facilities. The building was designed to give them with the ability to utilise high bay racking and silo storage therefore the main gutter levels are approximately 14m from ground level.

We have known Duraflex since they first moved into their site, some 10 years ago, and have supported them with all forms of building maintenance since.

We have tailored a planned maintenance response to clean gutters from two angles, firstly accessing their central gulleys from their Mansafe fall arrest system and then the perimeter gutters from Powered Access Equipment.

We time the second element to coincide with any other high level external works we are doing for them to better utilise any hire equipment and associated costs.

Whilst we are cleaning the gulleys any spot repairs are identified, marked and then quoted to be repaired.

The Result

Duraflex now have the peace of mind that their gutters should remain free flowing and that having a timed and regular regime in place will ensure continuity over the coming years.

"Dowry took the time to come to site several times to assess all access requirements and safe methods of working before they forwarded their price.

This gave me the confidence that all people who are on site will be safely catered for and the cleaning would be done to a high standard.

As with any manufacturing business we have peak production times throughout the day and Dowry's awareness and flexibility of these ensures these flows are not interrupted".

Baileys Caravans

Baileys Caravans were founded in 1948. With successes from the start they then moved to their current site in 1960. This site is constantly changing due to the demands of their business and also with them embracing new technologies, production machines, etc. The need for effective space planning is therefore critical.
